A list of various questions to ask:
Are there any other regular recurring costs besides rent associated with this unit? Things such as lawn care, community maintenance fees, etc?
Are any utilities included? How is trash collection handled?
What are the total move-in expenses (security deposits, activation fees, etc)?
Is a detailed floor plan available for the space? Does the warehouse section have any other ventilation capabilities beyond the roll-up door?
What are the dimensions of the warehouse door?
Is there a shower, or could one be added prior to move-in?
Who is responsible for non-standard maintenance issues with the HVAC system?
What are the specs on the HVAC system?
How is the unit heated? (gas, electric)
How much parking is available? Are any spots reserved?
What is the load capacity of the unit's power panel?
Are there any 220v outlets or 208v three-phase outlets pre-wired? If so, where are they? Could we add more if needed?
How is wiring routed (in-wall, overhead via drop ceiling, etc)?
Are there existing PC network jacks and wiring? If so, do you have any specs on the type of wiring?
May tenants modify the internal layout of the office space by removing or adding walls? If so, are there any special building requirements beyond standard code?
Are there any restrictions on hours of operation?
Are there any restrictions on operating loud power tools at any times? |
