A few more spaces at Metropoitan Warehouses.

Space for consideration is Unit E25. It is 5,500 square feet. Right now, we're working off list price, which is $1450/mo (including water, there is no CAM fee).

Notes from our visit today:

First month requirements:
Needs replacement of electrical panels (need to ensure the landlord can do this prior to move-in.)
Needs HVAC (incl AC, furnace) and ductwork
Needs lighting and wiring repair
Needs physical security

Here I drive out of Metropolitan and to the back. I then walk to Marta the easy way without being on the Main Street

Metro Back

This is one of the spaces that they are gutting right now. Just under 3,600 Sqft for 1,400 negotiable. Not my top pick (the 5,500sq ft for same price is) but it gives you a better idea of the raw Industrial look to build on. The pics below are better than this space.

Space E31

The first is a mostly raw space of 7,000 SF for around $1750 (negotiable)

PROS:

Large roll up doors
several smaller rooms (some conditioned) (one in particular is conditioned and surrounded by chainlink)
Lots of power
Surprisingly cool on an 80 deg day
The building is concrete so lots of thermal mass

CONS:

mostly raw (opinions vary about wheher this is a con)

The second was much more finished

It was 3600sf for $1850(negotiable). It was formerly the leasing office.

PROS:

Plenty of power
Currenly set up as storage units so lots of lockable rooms(we can remove what ever units we don't want)
Has a kitchenette
has a security system and data connection
has full HVAC(although with the unit off the space was very comfortable)

CONS

none apparent
